Do I have to inspect a property before applying?

Yes. You will need to attend an inspection before an application is submitted, or someone will need to inspect the property on your behalf. We do not accept applications from people who have not inspected a property. There are no exceptions to this rule.

Why do I need to inspect the property before applying?

You, or someone on your behalf, will need to inspect the property to confirm you are satisfied with its physical condition. You will also need to attend the inspection to obtain the unique inspection code to submit an application.

I'm looking to rent a property.

You’ve come to the perfect place! Simply use the search bar on the homepage of the Little Real Estate website to search rental properties by either property address, suburb or state.

You can also filter properties by price, bedrooms, bathrooms etc to narrow your search.

How do I apply for a property?

Simply search our website for properties located in your preferred areas.

You can also narrow your search by pricing, suburb, number of bedrooms, number of bathrooms or number of car spaces.

Once you’ve shortened your list to a handful of properties, you can start comparing the ones that fulfill your needs and pick your favourites to take a closer look at.

The next step is arranging your inspections, which is as simple as clicking the ‘Book inspection’ button below your chosen properties – and filling in the details as required.

You’ll receive a confirmation email or an SMS, depending on the details providing, providing the time and date of the inspection.

Once you’ve inspected the property the best way to apply for it is online. Search for the property on our website and click the 'Apply for this property' button.

I need an inspection code to apply through 1Form, how do I obtain this?

An inspection code will be issued to the registered mobile after attending an inspection. If you have not received it, please call us on 1300 LITTLE (open 7am-8pm, Monday to Saturday and 9am-6pm on Sunday) or email us at [email protected].

What email address can I put on my 1Form application?

The best way to apply for a property is by clicking the 'apply' button on the listing on our website. This will take you to 1Form which will pre-populate the relevant agent’s address.

If you are still having trouble you can use the email [email protected].

I would like an update on my application?

We endeavour to process your application within 48 hours so that you know the result as soon as possible. SMS and email notifications will be issued to you at each stage of the application process.

I’ve been accepted for a property, what do I do now?

Congratulations! Now you’ll need to come in and sign the lease within 24-48 hours so that we can cease advertising the property. 

If you're applying for a property in New South Wales, you'll need to pay 1 week of rent as a holding deposit to secure the property once your application has been approved - prior to signing the lease. If you change your mind and decide not to sign the lease, you may forfeit your deposit.

When you meet with us, your property manager will carefully explain all the details of your lease to you. Since this can take a little while, we suggest allowing for 45 minutes for this tenancy induction.

We’ll also explain the bond lodgement process, and the method for actioning emergency repairs. At this point, you will be required to sign the lease, pay 2-4 weeks rent in advance, and pay the agreed bond amount.  

This initial payment can be done by various methods depending on your state legislation – check with your property manager to find out the most convenient method available to you.


Do I organise connections myself?

We can take care of this for you. Little Real Estate has partnered with connectnow to help our tenants enjoy a quicker and easier moving process. connectnow helps to improve and speed up the moving process by finding suppliers in the area and arranging connections all at once.

This extends to connections for electricity, gas, internet, phone, pay TV and much more. It also includes moving services, discounted car, truck and van hire and quotes for cleaning and handyman services.

In Victoria tenants will need to chose and connect their own water supplier too.

Does the owner’s insurance cover my personal items?

No. If your goods are damaged or destroyed by circumstances impacting the owner’s property, they are not protected under the owner’s home insurance cover. We have partnered with EBM insurance to offer an exclusive policy to our tenants.

Renters insurance may also protect you if you inadvertently cause damage to a property.

I can’t afford my bond; do you have payment options?

Little Real Estate has formed a referral partnership with easyBondpay to give our tenants a solution to the financial stresses of dealing with their rental bond. With easyBondpay, the troubles of moving home are eased as bonds can be paid over monthly installments.

Disclosure: Little Real Estate receives a commission of 2% of the amount funded to refer you to easyBondpay.

I can’t find the property address on Google Maps?

Whereis.com is a useful website that is more up to date than Google Maps. Whereis can be downloaded in your app store or viewed in your mobile browser.

I want to renew my lease.

Please contact your property manager who will discuss your lease renewal.

I want to vacate at the end of my lease.

You must advise your property manager in writing. Once you have done this, your property manager will be in contact with you to discuss the process.  For more information about vacating your rental property, please see our vacating page.

I want to break my lease.

Can I transfer my lease to another tenant?

Tenant transfers must be requested in writing and approved by your property manager. Please contact your property manager.



I have an accounts issue

How do I change my direct debit details?

You can download a direct debit form here. This will need to be filled out and returned to your property manager.

Please ensure that the property address is correct, 100% of the rent is accounted for and the numbers are legible. If the form is filled out incorrectly, unfortunately we will not be able to process your request.

We require at least 5 business days to process a change to a direct debit.

I can’t pay rent this week, what do I do?

You will need to advise your property manager as soon as possible that your rental payment will be late. Please include when we can expect rent to be paid.

How can I get a copy of my tenancy ledger?

We would be more than happy to send you a copy of your current rental ledger, please fill out our contact form or ring our Customer Care Team on 1300 LITTLE (open 7am-8pm, Monday to Saturday and 9am-6pm on Sunday).

How do I pay an invoice that was issued to me?

If you have a current direct debit set up, we can arrange for a one-off payment, please email your authorisation to [email protected].

If you are paying rent via BPAY, you can make a separate BPAY payment for the invoice. Please email your property manager advising that payment has been made towards the invoices.
